Architectural features for apartments
- Solid decorative wooden main door (Malaysian) with security chain, check viewer and door lock.
- All windows will be of 3” local aluminum framed sliding shutters with 5 mm tinted glass and m.s.Grill.
- Internal doors will be teak chambol veneered partex shutters with French polish/enamel paint with mahagani or equivalent chowkat/frame.
- All bath rooms will have PVC doors.
- 16” x 16” Rak or Equivalent brand homogeneous.
Floor tiles shall be used for all floor.
- Exterior surface of the building will be painted with weather coat. Interior wall plastic & ceiling, main lobby and stair case will be painter with distemper paint (Asia/Aqua/Elite)
STRUCTURAL FEATURES
- R CC framed structure on isolated Column Footing.
- Stone chips shall be used in Column & 1st class picked jhama chips for other R.C.C work.
- High strength deformed mild steel bar of required size will be used as per design for reinforcing work.
- 1’st class brick shall be used for inner and outer walls.
- Parking floor will be pavement tiles finished.
- All structures have been designed according to ACI building code.

ALLOTMENT : Allotment shall be made on first come- first serve basis on receipt of the booking money as per
application.
ALLOTMENT PREFERANCE : Buyer willing to make one time payment will be given preference and 5% discount for apartment may be
allowed to them except on the booking money and cost of parking space.
ALLOTMENT TRANSFER : Until the full payment of the installments, the buyers shall not have the right to transfer the allotment to a
third party without the consent of the company.
PAYMENT : All payment are to be made by Crossed Cheque/Bank draft/Pay order etc. The buyers must strictly adhere
to the schedule of payment to ensure timely completion of the construction work any delay in payment 30 days will make the buyer liable to pay 3% Interest per month on the payable amount. If the payment is delayed beyond 60 days the Company shall have the right to cancel the allotment. In such an event the amount paid by the buyer will be refunded after deducting the book money.
REFUND : If the project is abandoned for any reason beyond the control of SHAPNA BILASH ABASHON LTD.
such as natural disaster, economic depression, policy of Government, etc. The company will refund the entire money deposited by the allottee within 108 days from the announcement made to this effect. Allotte will not be entitled to any other claim whatsoever.
CANCELATION OF BOOKING : In case of any cancellation of booking/Allotment of an apartment the amount deposited will be refunded
after selling of that apartment to the new buyer and on deduction of incidental charge of TK. 1,00,000/- (one lac) only.
COMPANY’S RIGHT : The Company reserves the right to accept or reject application for an allotment of apartment. The
Company may make minor changes in the design and specification of the project.
REGISTRATION COSTS : The buyer shall bear all costs relating to cost of stamps, registration fees and related Legel fees etc. The
company will make necessary arrangements for all such formalities.
INCIDENTAL COSTS : Utility connection fees, flat owner’s co-operative society fees and other incidental charges and costs
relating to Gas, Water, Sewerage, Power connection etc. are not included in the price of the said project. The Company will make those payments directly to the concerd authorities on allottee’s accounts. The allottee shall have to pay those charged fet-wise on actual cost basis before talking possession of the apartment. Utility connection will be absolutely dependent on gov. rules on that time.
